What Real HVAC Maintenance Looks Like

The HVAC industry has a maintenance problem. A lot of companies use cheap "tune-ups" as a sales call in disguise — technicians show up, run through a checklist, and then present a list of things you "urgently" need replaced. That's not maintenance. That's a sales meeting you paid for.

When we do a maintenance visit, we're there to actually service the system — inspect, clean, test, and report honestly on what we find. If everything looks good, we'll tell you that. If something needs attention, we'll show you and explain it clearly.

What's Included in a Maintenance Visit

Electrical & Controls

  • Inspect electrical connections and tighten as needed
  • Check and test capacitors
  • Inspect contactors and relays
  • Test thermostat operation and calibration
  • Check control board and low-voltage wiring

Mechanical & Airflow

  • Inspect and clean condenser and evaporator coils
  • Check and lubricate motors and bearings
  • Inspect blower wheel and housing
  • Check belts and pulleys (where applicable)
  • Verify proper airflow at registers

Refrigeration System

  • Check refrigerant pressures
  • Inspect for leaks at connections and fittings
  • Check subcooling and superheat
  • Inspect service valves

Safety & Overall

  • Inspect drain pan and condensate line
  • Check safety switches and cut-offs
  • Replace or inspect air filter
  • Inspect overall unit condition and report findings
